Impact Fees
Chaffee County Fire Protection District retained BBC Research and Consulting based in Denver, Colorado to quanfity the effect of development on firefighting. We received a draft report on June 26th, 2025 quantifying that impact. Copies of that report can be provided upon request. Pursuant to the results of that study we now require impact fees for new builds and renovations that add square footage to an existing structure.

Fee Reductions: Certain persons and projects qualify for impact fee reductions. See the attached document for details. Lower income individuals and afforadable housing qualify.
Exemptions:
- If your rennovation or new build does not have walls, floor, and roof, then it is exempt. Decks and porches are excluded from impact fee calculations.
- If your project is less than 300 sf it is exempt.
Clarifications of the Attached Form: If your project is built under the residential building code using a residential building permit, then your project is generally considered residential. If you are adding an attached garage or storage space to an existing home, the garage is considered a "dwelling" for the purposes of the impact fee calculation. Any unattached residential structure used as living space (such as an ADU) is also generally considered a "dwelling" for the purposes of the impact fee calculation. However, an unattached garage or other outbuilding, that is not used as living space, qualifies for the lower warehouse & storage fee level. If an unattached outbuilding/garage is split between living space and non-living space, the impact fee will be proportionally split between the "dwelling" fee level, and the warehouse & storage fee level.
